It was in the year 1960 that the Andhra Pradesh Housing Board had its inception. The body was established under the Andhra Pradesh Housing Act of 1956, by joining hands with the City Improvement Board and Town Improvement Trust of Twin Cities.
 
Salient Features of Andhra Pradesh Housing Board
 
The Andhra Pradesh Housing Board was set with the prime objective to help and assist in providing housing and residential accommodation to the poor and the needy. The housing accommodation that is provided by the Andhra Pradesh Housing Board is reasonable. Some of the salient features of the board are:-

  • Works as per the town planning norms
Agenda and Aim of the Andhra Pradesh Housing Board:
 
The prime aim and purpose of the housing board is providing residential solutions and amenities to the ones who are needy at an attainable price. The board thus is involved in the following set of activities:-
  • In developing self-financing plans for the MIG and the HIG.
  • Development and establishment of multipurpose buildings, commercial complexes, shops and entertainment outlets to be given on rental services in order to supplement the financial resources of the Board.
  • The development of various housing services and sites.
  • The establishment and development of houses that are under consolidated and comprehensive housing plans. Look into the distribution and allocation of the houses under the LIG, MIG and the HIG.
 
The Allotment Process:
 
There are some processes that need to be adhered to whilst undergoing the allocation:-
  • In order to qualify for the allotment process, the houses and the residences aimed at needs to be ready made ones or already constructed homes. The demand survey noticed needs to be issued, that would include the calculated cost of the plot and plinth area, house cost, area in which the building is established pr proposed to be established, deposit that needs to be paid and so on. Other factors include the final date for receipt of application, reservation percentage and also the types of residences and their percentage that falls under hire purchase or sale.
  • The applications would also be accessible for the sale in the Executive Engineers office concerned and also the Estate Officer. The sample of the application is available for general public information and view.
  • The concerned executive engineer would receive complete applications.
  • Under the allotment process almost 15 per cent of the notified cost of the residence would be accumulated as E.M.D for the houses that are listed under the sales and hire purchase. Even 10 per cent for the homes that fall under the category of personal financing.
The applications for the same will not qualify under the following circumstance:-
  • In case an individual owns a house that is located any where in the urban agglomerations or areas, within Andhra Pradesh state.
  • In case the income is not within the limits for the incoming ceiling that is fixed by the state of Andhra Pradesh. The income here is calculated as the sum total personal income that is earned regularly by the applicant.

Remaining fifty one per cent of the section would be allocated amidst the other remaining applicants.
 
House Allotment Rules
 
There are certain rules or principles that needs to be adhered by the Andhra Pradesh Housing Board whilst the process of the residence allotments. Some of them can be explained below:-
  • Sixty per cent of the homes are noted for the outright sales and about forty per cent of them are marked for the hire purchase. This is functional with regards to the urban agglomeration and zones within Andhra Pradesh.
  • The drawing of the lots would take place amidst the qualified applicants for a certain type of home in any given area or locality.
  • In case there is no action or response generated on the outright sale, the remaining residences under the same would be then transformed and allocated under the category of hire purchase.
